Right now the Council here and everywhere is prorogued (the discontinuance of the Council) due to the upcoming Local Govt elections. the Council usually has to sign off on final approvals. What did they say/advise at the BI section when you went in?

You do know that you can build and seek the approval after? Check any engineer who dealing with T & C. You can also get a Structural Engineer to sign off on the design .........

It have plenty thing to beat them at their own game. The big problem is when you want a loan, the lending Agency does want ALL the Approvals.

Town and Country approves the outline, the Corporation deals more with design and details.

WE go form an association for they Ascot .........

yes I know you can build and then look for approvals after....thing is......I know of one man who did that and wasn't aware of the distance to be left from roadway to structure and well he climbing a lime tree now.....so happens the BI decided to make a visit to certain "new development" areas in the region and several people are clueless right now.

lol, in pos unless you of certain arab extraction good luck with building first

if your neighbours complain you will have real problems.
I know of 3 buidlings in woodbrook who had to stop construction and frozen for years now
owners like they hoping not to have to breakdown.

there are guys who you can hire to help you do the process,
I hired a guy who drew my plans and handled all the applications
he was an ex-t&c employee so he knew the ropes and who to call and harass inside
he even knew of minor policy changes which he could use like a loophole to facilitate the application.

Yep, and then when you correct one issue, he gives you another :? My stuff got delayed by three yearsdue to a dotish BI who took this approach instead of giving me a list with all the issues. Funnily the time to get him to view the corrections, and issue the new ones was what caused the delays, not that there was many issues :?

You all do know these guys have supervisors, who are the CEO's. As a burgess you can get your Chairman to start owning the right to wear the Chairman's chain. Also a 'three years delay'is tantamount to 'misconduct in public office'. About time one of those clowns got disciplined.

We all seem to be a literate bunch. Remember my call for an electronic Association to get them to do their jobs. About time more than roti fly in their face, it is time for letters to correct this mischief ............

I paid of my land loan from the bank. i assumed it was town and country approved since i was able to get a loan. The bank cant find any T/C approval documents. What should i do?

So you didn't keep copies of the documents? If not depending on where the land is you will need to visit the respective offices for the area...they would have copies

in a case like this it all depends on how long they have been occupying said property and if it was being maintained/ fenced. if the land was not being upkept and they have been on it for atleast 16 years they can apply for rights by adverse ownership. essentially if they show that the owner was not maintaining said property and they were doing so they will have first rights to buy the property at half the current market value. it also all depends on what ever verbal agreement they had with said individual. if she is really is interested in stopping them she can file an injunction stopping them from doing anything with said property. but in the first place when she saw what was going on she should have gone to the police and escalate the situation. the laws in trinidad make it too easy to obtain land by less than legal means as many people dont upkeep said land they own and end up losing out as a result of this. now if she had fenced said property and they entered unlawfully and built the structure she has all rights to evict them from the property

I was pretty young didn't understand the system fully(still don't). The seller dealt with the bank directly. Heck I didn't even escrow, Just gave the owner his 10%.

my serious as a heart attack advice is build with out approvals, get some one to draw up the plans after an pay yuh money to pass it .

Hey I know this is an old thread...but I just got my reference number from town an country...an I got to do The outline approval...can you do up the location sketch yourself...or do you have to pay someone to do it?

The map showing directions to the property? I used a screenshot from google maps and drew my directions/arrows using MS Paint. Print & submit to T&C after with no problems.

Computerized not that I am aware off...i reached the outline phase..they require tcp 3, cadastral...a location sketch...with light pole land Mark an roads indicated....copy of deed an reference number

its not uncommon but obviously the violation must be subjective enough and not blatant
like building 2ft from the boundaries.

Help me understand something from the front wall to the boundary is 16 Feet Isnt that enough space to erect a open front shed?

The setback is measured to the dripline of the building. The 15 ft setback is for minor roads only. Not sure if you're trying to add something in front of an existing building but no structures can be erected within the setback envelope.

There is a minimum setback distance depending on where you are located,
Front 3.5 - 4.5 meters
Rear 3 - 4.5 m
Sides 2 - 3.5 m
for 2story buildings.

I have a flat house living San Fernando
From the front face of my house to the boundary Picket is 16 Feet and from the boundary picket to the road is 9 Feet. I did a drawing for a Front Shed an they Refused it.

Is that you have to have 15 feet from the road to your boundary or you have to have 15 feet from your boundary to the front wall?
