does anyone live in a 2bedroom HDC house, i have some questions

whats the rent like? i heard its like $800 per-month. would it increase? i think its a timeframe of 15-20 years.
but with the financial times & recent and upcoming budget in 2018, its better to stay with the parents/in laws.

ive heard about the actual conditions of the place being cheaply made? how true is that?

how long would it take to renovate the place? a couple of years? after getting the home.
can you build another home in back of the hdc house? how immediate can that project can put to place after moving in?
i saw afew houses like that in the golconda area.

the reason i ask, im might be near in getting a hdc home, through acquaintances linx through the government, im not sure if it might be financial suicide for me.

what do u tuners think? good idea or bad

Real estate is real estate buddy. Everyone has to start somewhere. Afaik the two bedroom units are townhouses or apartment buildings, I've seen both, they're compact, the staircase is narrow in the older units but ppl have renovated them pretty nicely. If you're getting on of the newer units go for it, you're getting subsidised housing that can only appreciate in value, most new HDC communities are pretty decent, as your economic circumstances improve you can always get something else and generate a rental income from the unit

The two bedroom houses in Cashew Gardens are well built. But all you getting is the house with the basics. Stuff like separating the kitchen from the for living room area you will have to build yourself. Same for security. So Burglar proofing and such. you should consider. Not all the houses come painted properly outside so if you got a "Blue unit" (see attached pic of the unit after we did the burglar proofing...about 2 weeks from getting the keys)...for instance, you may get different shades of the color. The caveat there is that Cashew had its own political wranglings (they've only just restarted building behind out unit houses opposite that were stopped for whatever reason). Whats surprising is the amount of land to back of each unit you have to expand. We're putting up a fence at present and after you jump through the hoops with HDC to get an approval letter, its smooth sailing. Not sure of adding another independent structure to the back of the existing one. But with the right permissions you can add on to the current structure.

Also look into TTMF's offer of consolidation of other debts if you've got a HDC house and other loans.

If you're getting one, look at the long game.
eg. Roystonia was a public/private partnership with houses that was 300-400k from the go, and 10-15 years later same houses flipping for 1.5M at least.

Roystonia had its list of troubles though. When I worked for FCB back in 2008 they never offered mortgages for anyone willing to purchase a house in Roystonia. The reason being approvals particularity the completion certificate for the entire development was never issued. Chances are high in those times cash purchases would have had to be the order of the day.
