Question for Contractors

recentley a piece of land waz made avaidable to me but i am unsure at this point as to an estimate for a house......wat i waz looking at is a two storey house .....50 x 50....4 bedrooms three bath rooms upstairs....kitchen tv room dining room living room....basic design roof.....land is flat...wat kinda estimated labour and material cost i might be looking at......i havnt closed d deal for d land .....i know i could get quotes from all dem companies but im sure tuner hav contractors ..... if possible some info would be appreciated....pm me a price

From my experiences with some contractors, you looking at 150-200K in labour alone.

5000 sq. ft. x *$500.00 / sq. ft. = $2,500,000.00 TOTAL CONSTRUCT COST

Labour @30% = $750,000.00

Consultancy/ Design / Contract Admin fees @ 20% = $500,000.00

Yup, sounds about right.

Depending on location and contractor it can be TTD350 - TTD500 per sq.ft. but I suggest using the TTD500.00 for a ball park figure.

hoss take some advice... gather ur best riends and find a good architect and then get someone who can read house plans and supply ur own labour..

most ocntractors employ pple at minimum wage and collect top dollar o them .. this ends up in pple working minimum hrs and taking a break anytime they can thus lengthing what can be done in less time

now if u can give it to the mason on a job basis then go ahead but if u can supervise i'd say consider day work for them

with those sizes i'dsay be prepared to spend close to a mill in building labour and materials
