Folks I finally got the dreaded letter in the mail. :( Licks in meh MC.

Btw this is the true calculation for the property tax?

Yea, that or multiply the annual rental value by 2.7%

^^ Easier to just multiply the ARV x 2.7% to get the property tax figure. You will get another letter from BIR with the property tax figure in time.

I got mine in December. I had no problem with one and I objected to another. Property tax people were most professional.

Funny enough
I don't recall seeing anything in the act that prohibits or limits the overpayment or prepayment of this parasite tax nor did i see anything regarding the value of any prepayment being subject to subject adjustment in the event a future increase or the unlikely decrease of the rate of this leech tax.

Extract from the T'dad Guardian, shared. Official post will follow upon receipt:

*This Notice of Assessment of Tax Liability is expected to be issued and received by residential owners by the end of March, 2024. When received, the Property Tax stated on the notice will be due and payable on the 30th September.*

Any amount of Property Tax that is outstanding by 30th September will be subject to a penalty at the rate of 10 per cent of the outstanding tax, in addition to interest calculated at the rate of 15 per cent per annum. The Board of Inland Revenue will be required to issue a notice to the owner notifying him of these liabilities, and the risk that the land will be subject to distrain or forfeiture.

An owner who is dissatisfied with either the valuation on the Notice of Valuation or the amount of Property Tax on the Notice of Assessment of Tax Liability, has legal avenues for disputing each. More specifically:

*Disputing a Notice of Valuation*

If an owner disagrees with the valuation contained in the Notice of Valuation, he/she may object to the valuation within 30 days after service or receipt of a notice of valuation, and to provide the grounds upon which the objection is being made.

The Commissioner of Valuations is required to consider the objection and then to either allow it, wholly or in part, or to disallow it.

This means that the Commissioner will either agree with the owner’s position and reassess the value of the land, or, disagree with the owner’s position and keep the initially assessed value of the land. If an owner is dissatisfied with the Commissioners decision, he/she can appeal to a newly constituted body called the Valuation Tribunal.

Disputing a Notice of Assessment of Tax Liability

If an owner disagrees with the amount of Property Tax to be paid (ie, the amount that is contained on the Notice of Assessment of Tax Liability), he/she can object to the assessment by notifying the Board of Inland Revenue, in writing, of the objection, within 21 days that the Property Tax will become due and payable. Similar to the objection process for the valuation exercise, the owner will be required to outline the grounds for objecting to the amount of Property Tax that has been as payable.

If the Board of Inland Revenue is of the view that the Notice of Assessment was accurate and it disallows the objection, the owner may appeal the decision, to the Tax Appeal Board.

ARV of $265,000?
3% so he have to pay almost $8000/year property tax.

That tax is a rip off, just another way to waste people money.
It will never be used for the development of Trinidad and will never be used to maintain anything.

it have a old half-crazy chinese lady who paint up she whole house "NO SQUARE FOOTS" "NOT FOR SALE" and a whole setta cuss words for Al-Rawi paint up on the house. she big-shot neighbours moving from extravagance to extravagance, but she cyar afford dat chit and she just trying to hold on to a middle-class existence. the lady does walk far to go grocery and thing, you does see she all about fighting up.

a few weeks ago I see she take out she phone and making a narrated video infront she house, looking sad sad
I feel they finally break she
all the square foots, they taking it from she one way or a next

Wayyyzzzz.

Mamoo has to pay property tax of $7,155.00 per year. Damn, that is wicked.

But great is the PNM they will be voted back in 2025 to continue to shaft the middle class.

Anybody know anyone living in Beetham who got valuation notices as yet?

there's only lower middle - bordering back on working class / working poor and the very few upper middle class

If only Kamla did never TEEF OUT D TREASURY!!! dis wudda never had to happen. Where else allyuh want d poor poor innocent pnm to get money to never fix the potholes in the roads and build big shoddy red houses?

If only Kamla did REPEAL THE ACT with her constitutional majority and banish the PNM into oblivion. Imagine you allow a party to come back into power by turning 4 marginals into strongholds, never do anything for the betterment of the party and surrounding herself with women and former men. Then shedding crocodile tears by the creek.

Kamla really should have repealed it when she had the chance.

This is the VAT beatup all over again though. Let one party take the licks for introducing it, then when another wins is not about abolishing the tax, but playing around with how high or low it is.

well that is the truth. people vote out kamla in 2015 and, according to kamla herself, vox populi vox dei. except when the vox dei telling she to go

kamla did lie and say plenty things on the 2010 platform. she say axe the tax, not leave the tax on the books. she say she would turn "manning house" into a children museum. i still waiting to go in that museum. mustbe not get a chance between the helicopter trips to cut down on traffic

and she wonder why nobody want to vote she back in 2015 or 2020 or 2025
