Building Plan

I want to get a building plan for a small (30'x30') 2 story house. What is the going cost for a design on this job? My intention is to build the upstairs and leave the lower floor empty for now. The structure should also be annexed to an existing house. How much will the drawing cost me?

Draftsmen feel free to PM me your information with a quotation. Also an image(s) of your previous work will also be helpful

A run of what you would need, if youre going the legit way of approvals etc:
1. Architectural- Location plan, Site plan, Ground floor plan, First floor plan, Roof plan, North-South-East & West elevations

2. PLumbing Isometrics, (PLumbing plan optional), drainage plan & Sewer details (not required if sewer main is being connected to)

3. Structural - Piling Plan (optional), Foundation Framing plan, Ground floor framing plan, First Floor framing plan, Roof Framing plan, Cross Sections, Foundation Details (pile & pile caps, perimeter foundation wall, ground beams, floor slab..etc)

The above is pretty much what you would need, depending on the complexity of the design and the unknown variables, the cost would vary. I would pm the price range.
- this would include topography of land.
-provisions for additional drainage etc

What can cause the price to go up from that $2 per sq ft?

Well when the guy did mine I got all approvals (T&C, Regional & Health) with no problems over a year. No bribe nothing...
