A 12k is more than enough cooling for a 12x12 room. I would put a 10k in there instead. To answer your question yes you can do it.

Pros of an 18k: room would be a freezer, it will get very cold very quickly.

Cons: you just wasting electricity on that unit, it will cost more than a 12k, you won't use the unit to its full potential so again wasting.

I looked around had to bring in one myself.

Went with the LG Art Cool Gallery Wall Mounted 3-Zone System - 36,000 BTU Outdoor unit with three indoor units 9k + 9k + 12k. Cost around $4000USD
There are units that can handle more zones.

I may be in the market for a new unit soon. My pro AC man told me to hold on, while our "new' units still use the old R22, R32 or even the newer 134A refrigerants.

Just next door in Grenada their new units use the R290 with makes running costs cheaper and more efficient cooling. I am just a bit wary, as the R290 needs a different sills set as it is very flammable.

So long I haven't been in here with everything going on (I prefer not to talk about).

Oversized unit is increased current draw and increased humidity. The system needs to run a certain period of time to cool the hermetic type compressor. Its sealed and the return refrigerant from the evap is responsible for cooling it.

Oversized unit also cannot boil off the refrigerant that enters the evap resulting in the possibility of liquid coming back to the comp. Liquid refrigerant is a good solvent, will wash bearings and bore depriving them of oil.

Multi split types need additional charge weighed in so get a man with a scale. Also, has specification for the amount of bends and 90 degrees and the distance from certain pieces in he chain.

Our new units do not use R22. That has been phased out years now.
We used to use R410a but that no longer in production. R410a is 50:50 R32 and R125
We are shifting towards R32 and R290. R290 and R32 are hydrocarbon blends, R290 can substitute for R22 as the pressures are similar, I have retrofitted R410a into a R32 system as a semi-freebie for a kid with surgery coming home (dad did a diy service and couldn't find a screw so he grab one at random and burst the coil). A family member is like a sister to me so I couldn't help but find myself there. Its comments like what the kid made that you cant put a value on "dad, I donno this guy, but I have a good feeling everything going to get sort out".

I donno anything about residential cooling using R134a, there were systems in the past. R134a is being replaced by R600 which is another hydrocarbon, isobutane or R1234yf of something so.

Daikin is producing units with R32 on the site last I checked.

R32, R600, R290, R410a, R134a and R22 are all readily available on our shores. It slowly being phased in with fear of crackpots installing such system without vaccuming because anytime you compress a fuel in the presence of oxygen....BOOM!

FAQ coming soon, all I can disclose for now is a new entity has been formed. Seeking corporate clients and companies in the private sector. VAT registered and STOW certified. It is NOT a new company.

I've noticed the unit outside leaking water everywhere other than the drain line.I cleaned the drain hole on the inside unit about a year ago becuz it was clogged.Any suggestions as to what causing the leak?

condensation on the suction lines and accumulator and/or receiver back to the comp. you can insulate it but it usually exposed to heat to make sure all liquid boil off and not come back to the comp. A comp cant compress liquid, only gas. The change in cross sectional area / diameter / bore facilitates a pressure change / decrease further facilitating the phase change.

Finally get around to getting this installed. I am going with a 12k and an 18k.

Several red flags for me from the site visit

1. The entire area is one contiguous space but clearly separated into 2 areas. Installer insists on putting the larger unit in the smaller area and the smaller unit into the larger space which contains the kitchen and dining room room. Am I missing something here?

2. He wants me to get 30A outlets and male plugs so he can rewire the factory plugs to the 30A on a 12k and 18k. As a trained electrician... WTF?

3. He is extremely reluctant to run the lines in anything other than a straight line. Is there some limit to the number of bends on the lines? It takes 4 bends to run it where I want it.

Going to call in someone else for another visit, but, is there merit to any of the above?

If its an inside space where the heat load is less you can downsize a bit but more units = more air flow. Of course, air will move by convection but forced movement of air is better and will allow for better temp control.

Bear in mind kitchen units get dirtier faster and need more care from food residue getting in there. Its not uncommon to smell rancid after awhile if men don't know how to get rid of it. Also wise to leave it off while cooking unless yuou8 dont have a choice. It won't die if it running, it will just get a bit dirtier faster.

Gentlemen, why does my unit drop water inside a day or two after serviced ? I'm talking alot of water dripping overnight.

Last month put in a Lennox in my son's bedroom. My room has Green Energy.
That Lennox eerily quiet even compared to the Miller it replaced.

I like it.

Can anyone recommend a reputable service for 3 AC units , 2 are 12000 BTU, 1 is 18000 btu. Comfee, innovair and Lennox just want to do the general maintenance, if I can get a package that would be nice.
