Anyone knows where I can have two solid exterior doors made. Preferably in North / central area. Looking to make as I can't get a solid 36" & 12" only with glass it's for a 48" door frame. Thanks

Looking to get some windows and was told aluminum would last longer than the steel.Have some steel windows years now in another part of the house and they show no signs of rust because they were primed and painted just after being made.What are your views?Where has them ready made locally and who makes them reasonable as well?

Try Suknanan Doors & Windows in Balmain. He does good solid aluminium doors with whatever pattern you want.

That will depend on pattern, length, finish, type of edge, where it sourced from...etc.

Prices start at 1500 upwards

Hey folks..... I'm interested in buying an old house in the Mt Lambert area (6700 sq ft) that needs some renovations. My problem is thats is about 50 years old and built out of river sand gravel with a kind of pattern block (was told these are hand made blocks) and wooden windows. Most likely the roof has to change, how practical is it to renovate a house that old or should i just buy it for the land based on the location and break the house down?.

For houses that are so old, it's better and more prudent to demolish and re-construct. The standards of materials available in that era is nowhere near what it is today, and by the time you change the roof and windows, you'll realise that lots of other things need to change as well. For example, do you know if the wiring has been re-checked and up to date?
More than likely the water system may be the old galvanised pipe construction and there'll be some rust deposits on the insides. Best bet is to buy it for land, demolish and reconstruct to your own preference.

Ok thanks......the seller is asking over a million though, kinda high....but the location is ideal....away from most of the eastern traffic and the st Joseph gridlock, property is valuated at 900k

For the location and land size, that price ain't too bad, tho? A 6-apartment building on the site could pull a lot of long-term tenants

looking for some solid wooden doors for bedrooms. preferably prefinished
trying not to go with the traditional unfinished 6 panel white pine doors with all the knots. i know there are knotless pine doors
but i saw some prefinished ones by roopnarine hardware that looked really nice. but the price was a bit high $1450 / door
so if anyone knows where i can get some for a good price please let me know. thanks

CJ lumber in longdenville, Ramkall sawmilling in Katwaroo tr penal and ABC in El Socorro all sell good hardwood doors,but I suspect that ABC buying fro Ramkalls, so it's probably worth your while to call.
I buy a lot of pine doors,so I get a wholesale price at CJ and Ramkall. Ramkall also has Eucalyptus , Cedar, and teak doors. Their # is 647 8825 ask for Sterling.
If it is for your personal house, there are perfect Mahogany doors by Bhagwansinghs, $2200 , but worth every cent. 2 1/4 " thick and needs two men to lift one, also prefinished. All I did with mine was use some matte Cuprinol varnish.

First thing to do, is check the title properly. Stamina man and some others were trying to sell properties in Mt Lambert that was not theirs. I think they picked up a case for it. The second thing to do is get an excavator and clear the site,waste of time putting money into anything like that. Pass through Pundit St. El Socorro, and you will see one that fell after they blocked up the upstairs and put on the roof on an old decking.

thanks alot. i will check them out.
i know the mahogany doors by bhags but too pricey for me. im looking for 9 or 10 doors for bedrooms / toilet&bath etc.

Amendments would be based on how the design and as built differ. If it is nothing major the Regional Corp might allow you to do them same day, if however it requires T&C sanction then its back to 2 months at T&C, then Health, WASA if sewer then back to Regional.

Hey thanks...its actually to add a third floor to the structure being build, so I spoke to the person who did the plans and he said that it wud have to go tru the same channel but it wud take no more than 3 mnts because approvals was granted, so hoping he is right

Anyone has advice on financing for an old house that has to break down and possibly replacing with apartments similar to this scenario ?should I buy the land separate or have plans for construction one time when applying to the financial institutions ?

Floors go at $5 to $8 per sq ft, and bathroom walls ,steps etc are about $8 to $10,or sometimes they charge by the job.There are a lot of Dominicans and Jamaicans around doing excellent tile work.

Good day Tuners, can any one recommend a good tile man please? (Preferably up Arima side) I have some work that needs to be done; bathroom, bedrooms, kitchen etc. P.s. If he can also do other work, that would be a plus

Swimming pools do not necessarily add value to your house. Some people love them and some people hate them. If you have small children, like to throw outdoor parties or enjoy the quiet time of skimming the pool, great. If you plan on selling within the next few years, plan on a small pool, or don't want to spend the time or money maintaining one, not great.

They can be expensive to maintain because of chemicals and equipment, can potentially affect your land tax and WASA rates and can scare off potential buyers if you sell.

A pool can become the center piece of your yard, reduce the cost and time spent maintaining your lawn, be very therapeutic just looking at it, or be a great way to attract potential buyers.

It's your call.

I think around 240k-300k ...years ago

Prices may be much diff currently tho, call and get a quote.

Late night swims are extremely relaxing. You'll have lots of fun with family and friends, or even by yourself. Get a heated pool (will be a bit more). Maintain it...a good balance of chemicals and proper maintenance of your pump system and so on ...
get a fence around the pool to keep out pets and small children, if you got kids or pets....also get it covered etc
Keep it clean too, get a good robot cleaner, I use a dolphin triton and it works fine...

If you want try an above ground pool first that's the size you want (10x20) to see how you like it...it'll be much cheaper to try out this way to decide. If you end up liking it then get the inground constructed

Anyway, life's short, if you can get it without sacrificing anything (financially) important, then get the pool, you won't regret it...you'll have fun now and years to come...
