Private roads are for the owners sole enjoyment and as such Public Authorities will not help.
If you have the money, you can start by brushcutting the road with a tractor. The person with the tractor may have an implement called a drainer which can open the drains as this will add longevity to the road.
After this you can grooove the edges and make a small bank to hold in the materials.
You can start by placing sand on the road, or if it is for vehicles other than cars, you can use pitrun or slag on the base. Follow with crsheron for a better finish/added strength.

I have used overburden sand and slag for a roadway. Doub grass grew all over it, holding everything together. So I now have a plush grassy driveway.

The other alternative is to find someone with a truck and backhoe. Let them visit and they can cost it for you. This may significantly carry up the cost

If the land has some reasonable sized trees how deep do you need to uproot before you can start to put down material.

Would the road move, shift afterwards?

It's a quick access road to get vehicles and materials in. Concrete, steel, bricks, pump truck, cement truck etc etc

Not undertaking this project right now but planning in advance.

With regards the trees, the stump and most of the roots should be removed. The area can then be backfilled with sand which when wetted tends to self compact and wack same with a jumper rammer for compaction, which can be rented with or without an operator ( which can be trying if you are not a robust person). Rotted tree roots can displace large volumes and your structure/road will sink.

The road will move depending onthe area. A retaining wall may have to be built depending on the area/slope/weak soils such as clays. Also it will definitely sink as the virgin soil and sand compacts.

For quick accsess just fill the area after grubbing out the stump and roots with the sand and some pitrun/slag depending on cost. If it needs more you top up as vehicles start to use it. The retaining wall can be constructed/designed to continue up as a perimeter fence or wall as this will retain the material in the road.

Oh! If you need to construct an entrance for trucks to cross a drain into the property, you can decide to cast a permanent one. Sometimes the base is left out and the two sides rest on two beams if there are no developed infrastructure. This is to allow the authories to finish the same with a proper grade under the entrance in times to come

actually the road is already cut out...........it is just a dirt road however......already have drains etc.......btw how many 1 or 2 bedroom apartments can fit into one lot of land (5000sqft) and still be acceptable to T&C status......i want to build apartments to rent.......but i trying to keep it all as flat house apartments.........

The following can help. Visit the Town and Country Planning Division offices and /or the Regional Corporation. Persons who draw plans can also advise.

Real Estate companies for a fee can advise on what potential renters want in certain localities. They can assist with rental agreements, maintenance, litigations, insurance, etc, in short a one stop shop. AS you get on your feet you can do same yourself or with their assistance.

Just to continue the post as the internet is acting up.

Come up with what you want in terms of apartment layout as this can further assist in pre construction planning, costing. On any given plot there is a maximum amount of land that can be utilised. this is to allow for fire response, sewer/septic tank, set back from front, sides, back, ventilation, etc.

Keep us apprised as some of us has the same ambitions/or for further advise. There is a good secondary market for rentals. Tapping same can be very rewarding.

As it pertains to surveying, what is the average cost to identify/mark boundaries of a property for the purpose of fencing. all relevant paperwork in hand.

Can cost between 1500 to 3000 if the irons just need to be located and verified.
If irons need to be put, or if the plan needs to be ammended and re-registered due to the re-survey..it can go up to around 4k.

Five feet may not be a normal stock item. Call Ramlagan.
If they dont have it, you can check Centrin, Varma or check all of them and compare prices.
Sometimes Ramlagan has a price but they may need to order it.

Hi,

I've been noticing a lot of cracks to the top of the walls in my house on the second story. They are not plaster cracks as they seem to go straight through. Does anyone know of an inspector or similar that can be used to see if the foundation is dropping? Its only been 3 years since we purchased the home.

Anybody have a link up for 2 load of 1/2 & 1/2 gravel? Best price I get so far is $2500 a load from a guy and $2800 in hardware. Going to Couva.

$2500 is a really good price though. if it's a 10 ton truck

Went to a seminar on reinforcement or Steel rods. Look out for the hardware trying to give 11mm for 13mm and 14mm for 16mm. Also buy rods that have a minimum of rust. Check if it is mild steel or high tensile as the latter tends to snap when making a bend and your design may not call for such.

Also check the TTBS for Local Building Code as builders try to do their own thing and say it good so. Since a house is quite an investment, send them packing when they start to take you for a fool. I would not give many of them a fowl coup to build.
