(Buy land = 300K)

Build Aprts - 4units, 2BR, with parking inside, auto gate, A/C: 550K
Total: 850K
10 yr Mortgage = 10K per month
Interest: 1.5M - 850k = 650K
Profit per month: 2k

OR:

6 townhouses, 3BR, with parking inside, auto gate, A/C: 2.1M
10 yr mortgage = 22K per month
Interest: 1.2M
Profit per month: 6K

aR&D, you looking at short term returns..


A project like that is a more long term investment that in the right areas pay for themselves.

On a serious note this is a good suggestion. Spoke to a wrecker man who said the payback period for his wrecker was less than a year, and now all the profits are for him. Dude does just be driving up and down the highways looking for ppl who shut down and offering assistance. If they end up needing a wrecker they eventually call him.
Think about it……..and of course if things get slow you could always just follow honda hoe and wait for a flip

Yes i know. thats why i demoed a 10 yr mort. And by right areas you mean St Augustine right? :wink:

aR&D.....I totally agree with you.
kurpal_v2.......I agree also with you in that its a more long term investment which is what I am really looking for.

To be totally honest,pumping out X amt of dollars into a project and reaping the rewards is what i'm really looking for,even if its long term or not.Either way......

if you building apts dont build upscale,
many of the present upscale projects are under water due to labour problems, material costs and loans overheads which just get deeper the longer the project takes.

lalo did it the right way, also jack warner has a string of similar buildings in the east west corridor with middle-lower class rentals
